General Terms & Conditions

Applicable to all bookings of holiday apartment La Casa Alegría. Valid from January 2025.

Article 1

The apartment

La Casa Alegría is a holiday apartment located in the modern complex Velapi II in Los Alcázares, on the Mar Menor, Murcia, Spain. The apartment has a surface area of 88 m² and accommodates a maximum of 6 persons.

The apartment features 3 bedrooms, 2 bathrooms, a fully equipped open kitchen, a spacious living and dining area, a sunny terrace and access to a lift. Guests also have access to the shared facilities of the complex, including an outdoor swimming pool with children's pool, whirlpool, landscaped gardens and a playground.

Free public parking is available at the entrance of and around the complex. No private parking space is included in the rental.

The apartment is exclusively intended for tourist and recreational purposes and may not be used as a permanent residence or for commercial activities.

Article 2

Lead booker & minimum age

The lead booker must be at least 21 years of age at the time of booking and must be present throughout the entire stay. The lead booker is personally responsible for all members of the party and for compliance with these General Terms & Conditions.

By completing a booking, the lead booker confirms that they meet this age requirement.

Costs & payment

The total rental price, cleaning fee and check-in fee are stated in the booking confirmation. The following payment terms apply:

In the event of late payment, the owner reserves the right to cancel the booking.

Article 5

Security deposit

A security deposit of €450.– is required at the time of booking. This deposit will be refunded within 7 days after departure, following inspection of the apartment.

Any damage to the apartment, its inventory or the shared areas of the complex caused by the guest or their party will be deducted from the security deposit. If the damage exceeds the deposit amount, the guest is liable for the difference.

Cancellations must be submitted in writing by email. The date of receipt of the cancellation is considered the cancellation date. We strongly recommend taking out travel cancellation insurance.

Identity verification & registration obligation

Under Spanish law, the owner is required to register the identity details of all guests aged 14 and over with the Spanish authorities via SES.HOSPEDAJES (Ministerio del Interior) within 24 hours of arrival.

To make this possible, guests are required to submit the following details for all members of their party aged 14 and over at least 48 hours before arrival, using the online registration form at lacasa-alegria.com/guest-registration.html:

A driving licence or any other document is not valid for this legal registration. The owner reserves the right to deny access to the apartment if the details have not been submitted in full and on time.

Registered personal data will be used exclusively for the legally required report to SES.HOSPEDAJES and will not be retained longer than required by law (3 years). The processing of personal data is subject to the GDPR.

Article 9

Force majeure

The owner reserves the right to cancel a confirmed booking in the event of force majeure, including but not limited to natural disasters, fire, flooding, severe storm damage, government-imposed travel restrictions, pandemic measures, or other circumstances beyond the owner's reasonable control.

In such cases, guests will be offered an alternative date or a full refund of all amounts already paid. The owner accepts no further liability beyond this refund.

We strongly recommend taking out comprehensive travel insurance, including cancellation cover, to protect against unforeseen circumstances on the guest's side as well.

Article 10

Liability

The owner accepts no liability for theft, loss or damage to personal belongings of guests during their stay.

Guests are liable for any damage to the apartment, its inventory or the shared areas of the complex caused by themselves or members of their party.

Use of the swimming pool, whirlpool and other facilities of the complex is entirely at the guest's own risk. The owner accepts no liability for accidents or injuries on the complex grounds.

Article 11

Governing law & disputes

These general terms and conditions and all bookings are governed by Spanish law. Any disputes shall be submitted to the competent courts of the region of Murcia, Spain.

The owner reserves the right to ask guests to vacate the apartment without refund in the event of a serious violation of these terms and conditions.

Article 12

Agreement & booking

By completing a booking via the booking system on this website, guests confirm that they have read and agree to these General Terms & Conditions. The agreement is recorded with the date and time of booking.

After booking, guests will receive a booking confirmation containing all booking-specific details. A fully completed rental agreement can be provided upon request for signing.
